Track2Realty Exclusive: “Revival is too strong a statement in today’s market,” says Anshuman Magazine, CMD of CBRE South Asia, adding that any upward movement is a healthy sign when it was expected to be stagnant not very long ago. The assessment of Magazine may be a generic overview of the realty market across the country, but when it comes to the Delhi-NCR real estate, it sounds like at prophetic statement.
Track2Realty Exclusive: IT/ITeS and BFSI firms continue to be among the largest occupiers taking up spaces in excess of 200,000 sf each across Gurgaon and Noida. Close to 7.8 msf of under construction developments are expected to get completed in the fourth quarter, of which 70% comprise of IT SEZ developments across Gurgaon and Noida.

In the Gurgaon micro market, developers have shifted their focus to the Dwarka Expressway, also called the Northern Peripheral Road. The forthcoming expressway will provide a convenient alternative link between Delhi and Gurgaon.
Track2Realty Exclusive: The capital city is witnessing a face lift with various infrastructural initiatives, increasing prominence of satellite towns and emergence of new business districts. The Master Plan 2021 aims at making Delhi “a global metropolis and a world class city” for which necessary initiatives are being undertaken by both the Government and the private sector.
Track2Realty: In terms of planned urban growth, the evidence for real estate development being backed by the creation of associated physical infrastructure is higher in Noida and Greater Noida. Gurgaon and Faridabad are at the opposite spectrum, where infrastructure is developed after the real estate potential of an area has been nearly fully exploited. In other words, infrastructure projects in these areas is largely taken up only after an area is already primed for real estate growth. Even so, Gurgaon has seen the maximum capital appreciation for investors and end users.
Most regions in the top metros have seen prices soar by double digit percentages in the last three years with areas in Mumbai and Delhi-NCR witnessing maximum price gains. In Delhi, Dwarka and Gurgaon regions saw 64% and 50% price rise in 2012 when compared to 2010. In Mumbai, Mira Road, Thane and Navi Mumbai saw prices increase within the range of 48% and 51% during the same time period. These are the findings of 99 acres.com study on the trends in realty prices of key metros.
Forget Mumbai which has been in the news for record dip in the property transactions. It is the Delhi-NCR that tops the list for unsold homes.
