RERA statistics of cases resolved vis-a-vis the ground reaities of average home buyers are in sharp contrast.  The home buyers are not confident with RERA because RERA has not changed the home buying experiences of the buyers. What an average home buyer looks up to RERA is an assurance; where RERA registration number means a due diligence platform. If an average home buyer even today is being blamed for not doing his own due diligence then it is quite obvious that one would question the very existence of RERA. For an average buyer the government agencies that sanction the projects and the banks that finance the project failed to act as the custodian of due diligence. That is why RERA came into existence, at least one thought so. But RERA registered projects are today neither guarantee of timely delivery with promised amenities, nor assurance against cheating. RERA registered project means as much today as the advertised membership with any trade body like CREDAI.

Is RERA a rating agency?

Is RERA a rating agency? Does real estate regulation & promotion all about promotion, especially when RERA has not been a success story to regulate arguably India’s most dirty business. The question arises because in a couple of States the RERA had earlier announced to rate & grade the developers with much fanfare. It is a different matter that Track2Realty had questioned it since beginning as to whether RERA has stood up to the cause for which it was enacted. Whether SEBI or IRDA rates the companies which it monitors as the regulators?

Is RERA a rehabilitation center of ex bureaucrats?

RERA is yet again under the scanner after the Supreme Court of India questioned whether it is a rehabilitation center of ex bureaucrats. The functioning and performance of RERA, or rather lack of it, has been challenged at each and every level in now nearly 8 years of its existence. A Track2Realty report. Wait! I have always maintained that the very purpose of RERA was defeated when the ex-Bureaucrats were made the Chairman and members.

RERA sees 40% rise in project registrations in a year

After nearly two-and-half years since RERA deployment across the country, the Centre’s aim to enforce it in each state to regulate the Indian real estate sector has picked up momentum. There has been a 40% growth in project registrations under RERA in a year across the country – from around 32,306 projects in end of September 2018 to nearly 45,307 projects as on 5th October 2019.
