Will fractional ownership change commercial property market ahead?

Fractional Ownership is an evolving concept, on the lines of REIT but very different from REIT. Unlike REIT, which is a listed entity owning income producing real estate, Fractional Ownership is coming together of investors to pool their funds and jointly purchase real estate. Though in its very essence, the idea is to rent it out and earn the equitable rentals, many ‘office for a limited purpose’ investors are also getting into Fractional Ownership for convenience. A Track2Realty analysis.

Legal due diligence in property purchase avoids future litigation: Advocate Devesh Ratan

Devesh Ratan: A lawyer who is exclusively representing you will only look at your interest. A broker has to charge his brokerage from both the parties; he will never say this property has this deficiency, or the papers that you are signing is fixing your liability. For example, many developers put it in their Agreement Form that if they delay the project they will only pay INR 5 but if the buyer delays the payment he has to pay at the rate of 10-15. Only a lawyer can tell you this kind of liability is wrong and it should be negotiated upon.

More single than married women attracted to property

It is single women and not the married ones who are the real demand drivers of the housing market in India. Contrary to the general perception that marriage is a catalyst for women to look up to house ownership, it is the single women across the cities of India that are more attracted to the property. The choices of single women are as much goaded by the safety of their own roof over head as with the investment horizon.
