Policy restructuring alone can’t bring desired reforms in realty

Industry bodies like NAREDCO can become ideation centers. NAREDCO is actually taking some concrete steps in getting the consumers and developers to connect with the policy makers. Ideally, we need to identify the next line of growth centers. Every city will have its own growth center. That is when we can realise that the consumer is buying what he wants and not what is available.

Reforms at what cost and for whose benefit

We are all talking about reforms in the Indian real estate. However, while a structural reform is the need of the hour, it is equally important to understand that efforts to regulate the sector by almost all possible players in the ring are actually detrimental for the overall growth of the sector. This also raises the fundamental question as to reforms at what cost and for whose benefit.

CREDAI calls for reforms to check black money, still opposes regulator & realty bill

Being blamed for being a haven for black money cartel, realty players broke their silence and instead tried to put the blame on the government for not introducing the desired reforms in the sector. However, they did not spell out if reforms are prerequisite to check the cartel of black money in the sector, why are they opposing the realty bill and a regulator.

Real estate victim or guilty of snail-paced manufacturing?

The question is what needs to be done. Or in other words, how could real estate consume more out of ‘Make in India’ manufacturing? The question in itself is flawed, if not in sync with the larger eco system issues. Setting up and making a manufacturing unit in India comes with its own challenges. Cheap labour alone would not give India any edge or cost arbitrage over the export items. ‘Make in India’ has to move beyond the rhetoric of nationalism and reforms have to be introduced at each and every level, ranging from lower corporate tax to labour laws and making the country a happy hunting ground for the manufacturers of the world.

Labour shortage a perennial problem of Indian real estate

Ram Kirpal is a construction worker in Noida. However, this daily wage earner is not a regular employee or even contractual worker with any real estate company or contractor. He goes back to his native place, Purnea in Bihar, on each harvest season and agriculture continues to be his main occupation. He works on construction sites in Noida only when there is no agricultural work back home. He is part of the bigger problem that the Indian real estate faces – labour shortage! A Track2Realty report.

K-shape real estate recovery – boon or bane?

Post Covid, the Indian real estate is witness to a K-shape recovery where the listed & larger players are increasing their market share at the cost of smaller ones. Prima facie, what sounds like a market-linked reform, have concerns & repercussions that run much deeper. Is the current criterion of assessing a market with fiscal performance justified? Can only a handful of branded developers be the answer to India’s housing woes, questions Track2Realty.
