High Streets emerged as the top leasing choice for luxury brands in 2023, recording over 100% Y-o-Y growth

The overall leasing by luxury brands across the formats stood at 0.6 mn. sq. ft. in 2023, at almost 170% Y-o-Y growth. While High Streets constituted a 45% share in the overall luxury retail leasing in 2023, luxury brands’ stores in Malls followed at 40% and standalone stores accounted for the remaining 15%. This surge in leasing has been accompanied by the entry and expansion of various international luxury fashion, watch and jewellery brands across different locations. The eight cities tracked for leasing include Delhi-NCR, Mumbai, Bangalore, Kolkata, Pune, Ahmedabad, Chennai, and Hyderabad.

Greenfield construction cost rises 5-7%, labour cost up by 8-10% Y-o-Y in Q3 2022

The outlook for construction costs remains stable but cautious, as market volatility is likely to persist in 2023 along with monetary tightening, continued high inflation, a possibility of a recession in developed economies and geopolitical turmoil-related challenges going forward. Therefore, CBRE forecasts a marginal rise in the overall construction costs during 2023 across cities, with Mumbai likely to witness a sharper rise.

HFCs growth upward in Q1 FY2023; asset quality likely to improve in FY’23: ICRA

The reduction in Gross Non-Performing Assets (GNPAs) is forecasted to continue in FY2023 following the reduction of 6 bps in Q1 FY2023. The GNPA assessment has been retained at 2.7-3.0% as of March 31, 2023. With growth in both the scale as well as improvement in asset quality indicators, the profitability is forecasted to revive almost to the pre-Covid level by the end of FY2023.

India’s office space leasing stands at 10.9 million sq feet across top 6 cities: Savills India

India’s office market space leasing moved at a measured pace as most occupiers halted their expansion plans in the wake of the unanticipated second wave of the pandemic that hit the country earlier this year.  Consequently, leasing activity across six major cities in India during the first half of 2021 dragged to a six-year low, according to the latest half-yearly report ‘India Market Watch Office’ by international real estate advisory firm Savills India.

H1 2021 private-equity investments in real estate more than doubles

Investors continued to be bullish on the Indian market, snapping up assets in office and industrial space. Office assets accounted for 35% of the total investments in H1 2021, followed by  industrial and warehousing assets with a share of 27%. Investors are viewing the current scenario as an opportunity to snap up properties at attractive valuations.

USD 970 million PE inflows in retail hit 5-year high in 2019

Apart from the top cities, Tier 2 & 3 cities are also on the radar of many PE funds which see these cities actively driving retail going forward. At least 36% (nearly USD 1 bn) retail-focused funds went to cities like Ahmedabad, Amritsar, Bhubaneshwar, Chandigarh, Nagpur and Mohali. In 2019, ANAROCK Capital was instrumental in Virtuous Retail South Asia (a JV between Singapore’s PE firm Xander Group and Dutch institutional investor APG) concluding a USD 100 mn deal with TRIL for two retail malls – one each in Nagpur and Amritsar.

Logistics leasing at an all-time high of 33 million sq feet in 2019: CBRE

I&L space take-up in 2019 was dominated by small-sized transactions (less than 50,000 sq. ft.), which held a share of about 42%. The share of medium-sized transactions (ranging between 50,000 sq. ft. and 1,00,000 sq. ft.) rose from 26% in 2018 to 30% in 2019. Large-sized deals (greater than 1,00,000 sq. ft.) accounted for 28% of the leasing activity during 2019. The number of large-sized deal closures in Hyderabad, in particular, doubled in 2019 as compared to 2018.
