Godrej Properties the new brand leader of Indian real estate

It is not just the fiscal performance or the stock market resilience that have elevated Godrej Properties to the coveted brand leadership across India. The performance has been remarkable and ever improving on various scale leading to better consumer experience and consumer connect. In a gloomy market of uncertainty, Godrej Properties looks most promising to meet the delivery commitments as well. Last, but not the least, while most of the corporate entities found it altogether challenging turf in the business of real estate, Godrej appears to be a natural real estate brand beyond its market presence in other businesses.

How to make housing more affordable?

No one has got a clear answer to the core of the problems and every industry  stakeholder has his own point of view. However, the economies of scale suggests it definitely helps the developers to undertake cost-effective measures since material procurement happens at a group level. This gives large developers an advantage over other smaller developers and projects. Also, the duration of construction has an impact on the cost. The developers must ensure the completion of projects on time, which could help us sell the properties at a faster pace and keep the cost under control.

Realty stakeholders hail Union Budget despite unmet expectations

The Union Budget 2023-24 has by and large ignored the long standing and some immediate concerns (even needs than wants) of the Indian real estate sector. The Finance Minister has not only ignored the supply side of the business, but also didn’t bother to address the demand side, that is the home buyers. Ironically, the leading voices of the sector are still happy with some of the intangible gains even though tangible benefits are non-existent.

Prop-tech scenario post covid as compared to pre- Covid

For generations, real estate leaders were cautious in changing their business models. But in recent years there has been a significant change. So far the numbers have been on the lower side, but Covid 19, has initiated companies to adopt digital solutions at an unprecedented pace. According to a survey, digitisation is taking precedence across the sector and more than 90 percent of the occupiers and developers are aiming to bring a technological shift in their business operations within the next five years.

72 years of independence – A bittersweet dawn for India’s housing sector

It was not the magic wand it was hoped to be. However, over the past two years, the Real Estate Regulatory Act (RERA) has brought more sanity – and the return of consumer power – than seemed possible in such a short time. The real estate sector is still struggling with it and the Act is very much work-in-progress in many states, but RERA nevertheless hangs like a sword of Damocles over a previously unregulated industry. Eventual compliance across the board seems inevitable.

Sobha retains brand leadership; Embassy is the brand performer

In terms of the overall brand gain for the year, Embassy has been way ahead of the competition curve post the REIT listing. Embassy has jumped from its last fiscal ranking at Number 5 to now at Number 2. As a matter of fact, Embassy is just 0.4 brand score behind Sobha Limited. Moreover, Embassy has taken a lead ahead of Sobha in terms of NRI perception. Moving forward, Embassy Group with diversified portfolio could have an edge over Sobha Limited.
